Property Manager

Position Summary:
This position is responsible for performing all property management functions in regards to a particular property(s).
Minimum Education/Experience Requirements:
Graduation from an accredited college or university with a Bachelor’s Degree in Business Management, Real Estate or a related discipline is mandatory. A minimum of eight (8) years of experience in real estate, property management, or comparable experience is required. Also, some experience with automated project management software, as well as supervisory experience is necessary. In addition, within twelve (12) months of assuming the role, the ability to obtain Public Housing Manager (PHM) and Low Income Housing Tax Credit (LIHTC) certifications.

Position Summary:
The primary purpose of this position is to plan, develop and buy materials, parts, supplies, equipment and services in a timely and cost effective manner, while adhering to Federal, State, Local and Charter Oak Communities’ rules and regulations.
Minimum Education/Experience Requirements:
Graduation from an accredited college or university with a Bachelor’s Degree in Accounting, Finance, Business Management, or a related discipline is mandatory. A minimum of seven (7) years of purchasing experience is required.

Microsoft Excel, Word and Outlook proficiency. Exams may be administered which will assess competency level in accordance with position description criteria.
Custodian:

Position Summary:
Performs repetitive custodial work in the cleaning of residential and commercial buildings as directed by Supervising Staff.
Minimum Education/Experience Requirements:
Graduation from an accredited high school is mandatory. A minimum of one year work experience in building cleaning activities.

A current driver’s license and the ability to maintain a current license. Pass a pre-employment physical, drug screening and criminal investigation.
Receptionist

Position Summary:
This position serves as the key point of contact for all guests, residents, applicants and vendors.
Minimum Education/Experience Requirements:
Graduation from an accredited school with a High School Diploma. In addition, a minimum of one year experience in customer service and operating complex telephone systems. Fluent in English and Spanish.
Additional Requirements:
Microsoft Word, Excel and Outlook proficiency. Ability to type 20 WPM and perform data entry. An exam will be administered which will assess competency level. Pass a pre-employment physical, drug screening, educational background check and criminal investigation.
Administrative Eligibility Specialist

Position Summary:
This position is responsible for interviewing tenants, verifying income and determining eligibility for the Section 8 Program.
Minimum Education/Experience Requirements:
Graduation from an accredited college or university with an Associate’s Degree in Business Management, Social Services or a related discipline is mandatory. A Bachelor’s Degree is preferred. In addition, a minimum of three years of experience in an office or other environment requiring extensive public contact or customer service such as housing, public administration, government or community agency. Accounting, interviewing and direct customer interfacing experience a plus. Fluent in English, Spanish, Creole or other foreign language skills preferred.

Microsoft Word, Excel, and Outlook proficiency. An exam will be administered which will assess competency level. Currently certified in Section 8 Occupancy and Rent Calculations or be certified within six months of hire date/transfer. A current driver’s license and the ability to maintain a current license. Accounts Payable/Receivable Clerk

Position Summary:
This position is responsible for receiving and verifying invoices, entering invoices for payment, and maintaining and updating vendor files. In addition, this position may assist in the flow and maintenance of purchase orders, check disbursements and vendor files. This position reports to a staff member.
Minimum Education/Experience Requirements:
Graduation from an accredited college or university with an Associate’s Degree in Finance, Accounting, Business Management, or a related discipline is mandatory. In addition, a minimum of five years of accounts payable/receivable, financial or accounting experience is required. Also, some experience with an automated financial accounting system.

Microsoft Excel, Word and Outlook proficiency. An exam will be administered which will assess competency level.
Human Resources Temp

Position Summary:
Manages, designs, plans, and implements human resources related programs and policies. Areas of responsibility include the following: recruitment and selection, compensation, training and development, labor and employee relations, organizational design, benefit administration, human resources information system, performance management and compliance.
Minimum Education/Experience Requirements:
Graduation from an accredited college or university with a Bachelors Degree in Business Management, Human Resources or a related field is required. Masters Degree in Business Management, Organizational Design or Human Resources preferred. Eight (8) years of progressive human resources experience, of which four (4) years are in a union environment as well as four (4) years in a managerial role are required.

Microsoft Word, Excel, and Outlook proficiency. An exam may be administered which will assess competency level in accordance with position description criteria. Ability to work extended hours, as needed. A current driver’s license and the ability to maintain a current license.
